Wat zijn de positieve punten van de service die u heeft ontvangen van Rotterdam Apartments?/What are the positive aspects of the service you received from Rotterdam Apartments?
Melissa was very professional and friendly, she was more precise with the contract than Nicky but I had a good experience with both Nicky and Melissa.
Welke verbeterpunten raadt u Rotterdam Apartments aan naar aanleiding van uw ervaring?/What improvements do you recommend to Rotterdam Apartments following your experience?
I just sent a review outlining this but in summary Melissa's fee was 200 euro more than the offerte and more than Nicky for the same rental price so I wonder if their was a mistake:
Your offerte in your June 02 email: “If we find a tenant, you pay 9% (excl. 21% VAT) marketing / administration fee on the total duration of the contract”
Or more simply for me = 10.89% (including VAT)
My apartments were advertised on your website as 1000Euro/month (excluding utilities estimated at 150Euro/month)
So the rent is 1000 x 12months = 12000Euro/yr @ 10.89% = 1306.8Euro broker fee
When I add everything up with Melissa for the same exact rent then it is 1502.82 Euro So almost 200 Euro more than the offerte.
(Rent & Utilities 604.93 Euro (514.2 Rent + 90.7 Utilities) + Damage 1150 Euro + RA Fee 500.94 = 2255.87 Euro total then I received on my account 252.11 so the fee was 2003.76 Euro total and minus the one time fee to RA I paid 1502.82 Euro)
2) The contract could be worded a bit more clearly and made more user friendly and the general conditions should always be attached with the contract so the owner knows what conditions the contract is referring to.
For example I made a mistake filling in my address and the rental house address as this was not very clear to me when I filled in the contract, and did not catch this until everything was printed and signed which was a bit annoying to have to change again.
Also the monthly rent payments to the owners IBAN number should be more clear and near the top of the contract with the amounts and date it needs to be transferred on so it is easy for the tenant to find and no confusion or interpretation when rent is due (I had questions about this from the tenants) my bank info is on page three embedded in the text so not very easy to see unless you read the contract very carefully.
I think it would also be nice for the tenant to see a more clear break down of the pricing: In the contract it was written 720 Rent + 430 advance compensation
Perhaps it would be more clear to have a breakdown of costs for the tenant which they asked me later about but could be more clearly written in the contract:
Rent 720 + City Taxes 140 + 10 Internet + 130 Furnishing = 1000 Euro + GWE 150Euro
